2. Booking Confirmation & Payment Policy

A booking at Sitare Villas is confirmed only when:

• (a) The full tariff has been paid upfront, and
• (b) We have sent you a written booking confirmation with a booking reference by email or WhatsApp.

Until both have happened, dates remain open and may be offered to other guests. Full upfront payment of the total tariff is mandatory to confirm a booking; we do not hold dates against part payments or advances. A payment initiated but not credited or an enquiry without payment does not hold your dates.

All standard payment methods are accepted: UPI, major credit/debit cards (Visa, Mastercard, RuPay, Amex), net banking, digital wallets, and direct bank transfers (NEFT/IMPS/RTGS). Online payments are processed via secure payment gateways (PayU or Razorpay); we do not store card or banking details. Cash is accepted only for on-site incidentals.

3. Check-in, Check-out & ID Verification

Timings: Check-in begins from 2:00 PM; check-out is by 11:00 AM. Early check-in or late check-out is subject to availability and prior agreement. Arrivals after 9:00 PM must be intimated in advance.

Identification: All adult guests must present a valid government photo ID at check-in (Aadhaar, Passport, Driving Licence, or Voter ID). Foreign nationals must present a valid passport and Indian tourist visa to comply with Form C reporting requirements under Indian law. PAN cards are not accepted as address proof.

4. Age, Occupancy & Estate Rules

The primary guest must be 18 years of age or older. Occupancy is strictly capped:

• Villa Serene: 8 adults + 2 on portable beds
• Villa Solace: 6 adults + 2 on portable beds
• Villa Sierra: 6 adults + 2 on portable beds

Children count toward occupancy. Day visitors require prior consent. Pets are strictly not permitted. All villa interiors are 100% non-smoking (?5,000 interior deep cleaning charge applies for violations; smoking is permitted in open gardens/gazebos). Quiet hours are observed after 10:00 PM.

5. Security Deposit & Liability for Damages

A mandatory refundable security deposit of ?25,000 per villa is collected at check-in and refunded at check-out following a routine walk-through inspection, less the cost of any damage, missing items, or excess cleaning. Damage costs are communicated in writing with photo documentation.

6. Cancellations & Refunds

Cancellations must be submitted in writing. Cancellations made 5 days or more prior to check-in time receive a full (100%) refund; cancellations made less than 5 days before check-in receive a 50% refund. Refunds are issued to the original payment method within 7–10 business days.
